Matini asilia - Kiingereza LAW AND DISPUTES SETTLEMENT
This agreement shall be governed and construed in accordance with the laws of the United Republic of Tanzania.
In case a dispute or difference shall arise between the parties herein the same shall first be settled amicably and in case of non-settlement the aggrieved party shall refer the matter to the court or tribunal having jurisdiction on the matter.
That this agreement is subject to the consent of the Commissioner for Lands/Authorized Officer on conveyance of the said property from the VENDOR to the PURCHASER, and in the event that the said consent is withheld/denied, the agreement shall abort and the VENDOR shall refund the purchase price to the PURCHASER, in lump sum, within three months from the date the refusal/denial of the consent shall come to the knowledge of the parties herein.
That simultaneous with the signing of this Agreement the parties shall sign the respective Land Forms for transfer of ownership.

Kwamba wakati huo huo pamoja na kusainiwa kwa Mkataba huu pande zote zitasaini Fomu za Ardhi husika kwa ajili ya kuhamisha umiliki.

We have in this appraisal used the combination of the Replacement Cost Method and the Comparative Method.
6.1 The replacement cost method
We have used this method for appraising buildings after failing to get reliable market data to enable us to use the (preferable) Comparative Method.
Using the Replacement Cost Approach, the value of the property or fixed asset under consideration is determined by first establishing the property when its new.
The Replacement Cost is then depreciated to reflect the accumulated obsolescence which the property has suffered as a result of passage of time, use, abuse, change in taste, technology, wear and tear and any other adverse factor that may make it less desirable to use, to obtain the properties or asset’s Market Value.
